A house for young and old which enables community-oriented, self-governed dwelling and lifestyles, and saves finite resources such as water and energy during con-struction and later use – this is the vision of Leuchtturm eG, a non-profit and non-ownership housing cooperative in Berlin. The realization of the concept can be found in the Prenzlauer Berg district of Berlin: a seven-story, newly-constructed »passive house« for residents of all ages, from babies to the elderly, which combines both well-proven and new building- and operational technologies in an innovative fashion.

The frontal exteriors and walls of the new building were executed in prefabricated wood frame construction; the supporting structure, ceilings, stairways and supports are of reinforced concrete. Soft wood-fiber insulation was used in the interior of the facade elements, and in the house interior, clay-cork insulation panels were chosen. A multi-layer inner clay plaster was added to the insulation panels, which buffers against variations in humidity and thus ensures a comfortable, healthy living climate.

Innovative ventilation system requires no electricity

In order to achieve the controlled ventilation necessary for passive houses, the building was outfitted with a new type of air supply window. Ventilation openings in these windows open and close with the aid of hydraulic springs according to the current temperature, without the use of electricity. The energy for heating and warm water is delivered by a geothermal heat pump supported by a solar thermal system and – in case the heat from renewable sources is not adequate – a modern gas combi-boiler. With an annual primary energy requirement of just 34 kWh/m2 and an annual thermal heat requirement of just 7 kWh/m2, the vision of an energy-saving, sustainable house for the Leuchtturm Dwelling Project has become reality.
